The residential building consists of two sections with blind walls. The construction of each section will take place in stages, with a common basement that will be built in the first stage. The courtyard will be planted with high and low vegetation according to an individual project.
The structure of the building is beamless, with vertical bearing elements made of reinforced concrete columns and washers. The enclosing external walls will be made with Porotherm 25 N+F Light ceramic bricks with thickness 25 cm.
The security of the residents will be ensured through a video surveillance system installed along the periphery of the building and the approaches to the residential entrances, the yard and the basement.
The lifts are electric with automatic interior and exterior doors, soundproofed to the apartments, without a machine room.

Heating installation:

The building will be connected to a gas supply system. Each apartment will have a wet room for a gas boiler with internal air ducts/chimneys for the gas. There will be pipes for individual heating installations making possible the future installation of individual gas boilers for heating and hot water, radiators and heated towel rails for the bathrooms. Installation of gas boilers, individual gas meters, radiators and heated towel rails is not foreseen. At the customer’s request the Company will recommend a company for supply and commissioning of gas boilers from a leading world-known manufacturer, radiators, heated towel rails, gas meters and everything necessary for the whole installation at preferential prices negotiated by EV BUILDING OOD for the site.

Air-conditioning:

Tubular connections will be constructed in all living rooms and bedrooms to enable the future installation of air conditioners at the locations specified in the architectural design. No air-conditioners (internal and external) will be installed.

Apartments:

Walls, ceilings of the rooms and the corridors - gypsum plaster, under stucco, armoured entrance doors, interior doors are not foreseen Sanitary rooms - with lime-cement plaster on the walls and stucco on the floor with a mounted siphon.
External walls 25 cm, Wienerberger bricks, partition walls between individual apartments 12 cm + mineral wool 2 cm + ceramic brick wall 12 cm (Winerberger). Internal partition walls between the kitchen equipment and the bedroom - ceramic brick wall 8 cm + mineral wool 2 cm + ceramic brick wall 12 cm (Winerberger).

Electrical installation:

External power supply with a main electrical board with individual meters mounted on each entrance. Each apartment will have an electric panel with fuses and an earth leakage device, mounted switches and sockets.

Low-voltage installation:

 Internet and cable TV to the apartments, with terminals to each room with an FTP cable.
 Built-in intercom system with a camera and a possibility to mount a video display in the future for the individual units. No video displays will be installed for the individual apartments.

Water supply and sewage system:

External water supply and sewage system with a common water meter. Water meters will be mounted in every apartment. Mounted floor siphons in the bathroom, toilet and wet rooms. Plumbing installation - tested and capped.

Ventilation:

Ventilation of underground garages, sanitary units, bathrooms and kitchens.
